Gerding Edlen sells 38 Davis Building in Skidmore/Old Town

The six-story, 124,000 sf mixed-use property was sold to Unico Properties

Last week, Gerding Edlen closed on the sale of 38 Davis to Seattle-based Unico Properties. Located in the Skidmore/Old Town Historic District in Portland, OR, 38 Davis is a six-story, 124,000-square-foot building that includes 65 apartment units, 83,000 square feet of office space and 5,400 square feet of retail space.

Ankrom Moisan, which designed the building, is the anchor tenant and occupies two floors. Other tenants include the University of Oregon and Airbnb. The 65 apartment units occupy the 5th and 6th floors and provide middle income housing—2/3 of the units are priced at 80% or 100% of the city’s AMI (area median income) and the remaining third of the units are unrestricted.

Gerding Edlen developed the building after buying the property from Prosper Portland in 2015.
