THE GREENEST CONDO IN THE U.S. OPENS IN PORTLAND

DEVELOPING DOWNTOWN LA

Despite the discouraging news in the California housing market, condominium developer South Group is finishing its third high rise building in downtown LA and planning two more. The Portland, Ore based group is the largest developer of new residential buildings downtown. The first three buildings called Elleven, Luma, and Evo fill almost an entire block at 11th Street and Grand Avenue, where new shops, housing, and a park is emerging. Last month the Elleven building was recognized by the USGBC for building the first California condominium project to receive a Gold rating for its environmental standards.

PORTLAND DEVELOPER GERDING EDLEN STAKES OUT THE SOUND

A year ago, Portland based firm - Gerding Edlen Development - started its first Puget Sound area project, the $500 million Bellevue Towers, and quietly relocated principal Scott Eaton to work out of the Bellevue office. Gerding Edlen is offering a high-rise product that the Eastside market finds appealing. Realty Trust Group has sold 160 of the first phase's 293 luxury units more than a year before completion. As units are selling, Eaton has been spending some of his time scouting for more high-profile projects. Gerding Edlen expects to participate in additional large scale developments in Seattle and East side urban districts.

UMPQUA JOINS GREEN ORIENTED FORCES WITH GERDING EDLEN

Umpqua Bank has entered into a Business Energy Tax Credit partnership with three Gerding Edlen projects. These projects include OHSU Center for Health and Healing and the Brewhouse Tower Offices and M Financial Plaza, in the Brewery Blocks.

BREWERY BLOCKS SELL AT PREMIUM

At a record setting price of $291.6 million the Brewery Blocks were sold to a group of institutional investors. The sale includes the Louisa Apartments, M Financial Plaza, and Whole Foods. The public will see little or no impact from the sale, at least in the short term. The sale indicates a strong vote of confidence in the Portland area's prospects for job growth and rising rental rates for office space and apartments.

DOWNTOWN LA SHOULD BRING BACK THE STREETCAR

Since it's opening in 2001, the Portland Streetcar has become an integral part of the central city. Which is why Los Angeles is looking to Portland for inspiration. The streetcar is not a new concept to Los Angeles. During a 90 year period the city developed one of the largest streetcar networks ever constructed. But as the automobile enabled rapid development of suburban housing, freeways were constructed and by 1963, the streetcar system had been abandoned.

DENNIS WILDE SPEAKS AT MT HOOD COMMUNITY COLLEGE FORUM

Mt Hood College’s sustainability event focused on the bottom line of responsibility. About 30 people in attendance heard a clear message from the panel of sustainability experts: business as usual must change, and it must change immediately. Dennis Wilde shared how the company’s profits have skyrocketed using energy –efficient building practices. Companies need to start realizing that they can make a profit and make a difference.

THE COLUMBIAN - BUILT TO LAST

The new $30 million headquarters for Vancouver WA’s daily newspaper,The Columbian, is slated to open this fall. The building, designed by GBD Architects, is expected to earn LEED Gold certification with features including; lots of natural light, people friendly work spaces, water efficient fixtures and landscaping, and recycled local materials. The top floors will house The Columbian news, circulation, advertising, and administrative staff and the 5,000 sq ft of ground floor will be available for retail use.

ELLEVEN RECEIVES AWARDS AT 37TH LA ARCHITECTUAL AWARDS

At the 37th Los Angeles Architectural Awards, Elleven was awarded top honors. The awards program is the only event of its kind to recognize entire project teams. The South Group, Howard S. Wright Construction, and Ankrom Moisan Architects were all honored for their contributions to Elleven as Best Multi Family High Rise. The committee called the project a "10", applauding its modern architecture and commitment to Sustainability.

GERDING THEATER WINS INTERNATIONAL DEVELOPMENT AWARD

The Bob and Diana Gerding Theater has been selected by the Urban Land Institute as a winner of the 2007 Award for Excellence: The Americas. The theater, developed by Gerding Edlen Development for Portland Center Stage, was chosen from among 23 finalists selected from 167 submissions from North and South America, and honored today at the ULI’s Spring Council Forum in Chicago.

OHSU ACHIEVES LEED PLATINUM

The OHSU Center for Health & Healing was awarded LEED Platinum certification last week, the 2nd in the city of Portland. Features such as a chilled beam and displacement ventilation system and a photovoltaic installation makes this building 61 percent more energy-efficient than required by the State of Oregon.
