BLOCK 3: THE HENRY

Creating a Sustainable Neighborhood

Sustainable neighborhoods have a mixture of retail, office and residential components. Block Three in our Brewery Blocks is the site of The Henry, a 15-story mixed-use condominium tower named after Henry Weinhard, the founder of the brewery historically located at the site. The Henry was the first to offer more traditional layouts in a neighborhood dominated by conversions and lofts. Our research identified an unmet need for more traditional, true luxury housing in downtown Portland’s trendy Pearl District. While others were building more lofts, we were building ceilings, kitchens and closets – and the market responded. The Henry sold-out nine months before its completion, a testament to the demand for urban housing in Portland and the appeal of the mixed-use neighborhood. The Henry was one of the first high-rise residential projects in the nation to receive a LEED Gold Certification from the USGBC. Each year it saves 730 metric tons of carbon from being released into the atmosphere, which is equivalent to removing 164 automobiles from the road. The Henry received the Portland Office of Sustainable Development’s BEST Award in Energy Efficiency in 2004.
